Getting an appraisal of a property is a wise decision for two reasons: 

1. To strike the perfect weekly rent. With under-market rental pricing, you will miss out on more income. You will also miss out on quality tenants who are looking for a home in your rental property’s price range.

2. It can be accepted by your bank for financing purposes.

We’ll not only tell you the optimal rent for your property but also give you some tips and tricks on improving your property’s tenant appeal, through such methods as staging and styling.

Tenanting should be an easy and straight forward process for everyone involved. At Affinity, we carefully vet tenants and make sure they will treat your property with respect. Firstly, we ask them to provide details on their current and former rental properties. We then check their histories to make sure previous landlords and property managers can vouch for them. 

Furthermore, we undertake comprehensive checks of online tenant databases to make sure these tenants have a good reputation among landlords. 

For those with no rental histories, we accept character references but we are more likely to accept those people with a record of positive tenancy. 

Finally, we do not rent to anyone unless they have seen the property they intend to live in. We will always accompany them on this inspection and meet them-face-to-face. This way, we know them personally and they know what to expect in their rental experience. 

Through this process, you can be safe in the knowledge we will select only the best tenants. 

We conduct routine inspections every 3-4 months. 

Our fee structure is very simple and is comprised of. 

  1. Letting fees: If your rental property has no tenant, we will find a great tenant for you. This involves extensive advertising, marketing, showing your property to potential tenants, conducting tenant history checks, reference checks, signing up the tenant, and completing the tenant on-boarding process.
  2. Management fees: These property management fees cover ALL of our everyday property management general activities including routine inspections, entry & exit reports, receipting rent, arranging maintenance, lease renewals, handling tenant enquiries, etc. 
  3. Administration fees: This small fee is charged once a month to cover postage and petties, bank charges, and any other small fees we incur while managing your property.

Property management compliance refers to the legal and regulatory standards that your rental property must meet to comply with government regulations and safety standards. These include:

Smoke alarms: All rental properties must have smoke alarms in every bedroom and hallway in the house. 

Water system: A plumber checks the property for appropriate fittings. 

Blinds: Regulations state that cords for vertical blinds must be fixed to the wall because it is a choking hazard especially for children.
