Kallangur continues to offer great value for money in the Moreton Bay Region with the average 4 bedroom house renting for $420 per week.
Rents in Kallangur have changed marginally over the past 12 months, with the best increases occurring with townhouses and units. Based on RTA Queensland Quarterly Rent Data, there were no declines in rent for any property type over the past 12 months. 2 bedroom townhouses experienced the biggest rent increase (+4.4%) followed by 2 bedroom units having healthy rent increase (+3.6%). Rents for houses remained steady as shown in the table below.

The area also has the highest number of townhouses (2,519) in the Moreton Bay Region and accounts for more than 30% of all townhouses across the region.

Kallangur is recognised as a suburb with many rental properties and affordable rents. Consequently, the area attracts many households with moderate income. 67% of rental applicants in Kallangur have incomes greater than $40,000 per annum, with almost 40% earning between $40,000 – $60,000 p.a.

WHAT IS THE AGE & GENDER OF RENTAL APPLICANTS AND ARE THEY LOOKING TO BUY PROPERTY?
The majority of tenancy applications for rental properties in Kallangur are from women aged between 20 – 40 years. Many applications are from young families, young adults in share households and also single parent families. Property features that are important to the majority of applicants include:

- good size kitchen with decent appliances
- air-conditioned and/or ceiling fans
- window and door security
- indoor and outdoor family areas & play areas for children
